We buy for our own account
Investn Group LLC acquires residential property as a principal purchaser, for its own account and for renovation and resale. We do not list, market or negotiate the sale of property for third parties, we do not represent buyers or sellers, and we are not acting as a real estate brokerage. Nothing on this website should be read as an offer of brokerage services.
Nothing here is an offer
The information on this website is general and describes how we typically transact. It is not an offer to purchase any property, and it does not create any obligation on the part of Investn Group LLC or of anyone who contacts us.
Where we do make an offer, it is made in writing and identifies the property, the price and the terms. Any purchase remains subject to:
- access to and inspection of the property
- title review
- mutually acceptable purchase documents executed by the required parties
Timelines described on this website, including any reference to closing about 30 days from contract, are typical rather than guaranteed. Actual timing depends on title, contract terms, and the needs of the parties.
Properties in foreclosure or mortgage default
New York imposes additional requirements on certain purchases involving residential property in foreclosure or in mortgage default, including specific disclosure obligations and cancellation rights for the seller. Investn Group LLC observes those requirements and handles those transactions with counsel.
If a property is in foreclosure or default, tell us at first contact, including any scheduled auction date, so the transaction is sequenced and documented correctly from the outset.

Sellers should obtain their own counsel. Residential real estate transactions in New York are handled by attorneys for both parties, and we transact on that basis.
Information you send us
If you email us or call us, we receive the information you choose to provide: your name, contact details and information about a property. We use it only to evaluate the opportunity and to respond to you.
We do not sell contact information. We do not ask for and do not want Social Security numbers, bank credentials, mortgage statements or identification documents by email; anything of that kind that a transaction genuinely requires is handled by counsel through appropriate channels.
